Throughout the course of the next 8 years home appreciation went rampant, doubling in values in my area.

Only downside is all the money is tied up in that one house, my interest rate is much higher, and of course the tenant I put in there is not turning out so great.

If it is the case, you look at short-term rentals, you could buy them as second homes but you might be limited in the number of second homes you can get. if you pay cash, you can do what you want of course.
