I invested in a development project a few months ago that is expected to start paying quarterly returns in Q3 of 2020 so I guess you I could consider that my 1st deal but I am looking more towards a flip or BRRR opportunity as an official 1st.

I obviously plan to request detailed POS reports, purchase receipts, bank statements, payroll reports, tax returns, and all the rest, but I'm not sure I can dig into all that within 20 days.Thanks in advance for any guidance!

Only one unit is being leased out right now and it is the 3/2 that is upstairs for $535/m which is severely under market, we estimate the market rent to be about $1050/m each 3/2 and $750 for the 1/1 but the rest have to be finished out to be rentable.

@Lee Arnold  I get it that sometimes people need a good kick in the butt to get them started, but personally I am more the type that decides I want something and don't stop until the pile of bodies jams the wheels, then I'll get out and walk the rest of the way.
