It's also why I avoid buying on executory contracts unless the context of the deal merits it; for example - I don't buy on an executory contract if it's a preforeclosure situation where the seller has a lot of history of liens and judgements.

But if I can't sell quickly, I could rent them and have multiple cash flow (because of the different income sources of the different tenants in the same unit) and wait for the market to recover and then sell the unit.Please let me know your comments and suggestions about this information.Thank you everyone!!

In more complex real estate deals there's usually a tiered waterfall structure with multiple IRR hurdles and corresponding splits between LP and GP, getting more favorable for the GP as the different hurdles are cleared.
