I would see if you have any friends who are in a similar situation and try to shadow when the Contractor is around to get bids to get estimates.

It's also why I avoid buying on executory contracts unless the context of the deal merits it; for example - I don't buy on an executory contract if it's a preforeclosure situation where the seller has a lot of history of liens and judgements.

This approach might be more immediately accessible and less intensive than a full BRRRR, given your current situation.

It's good to have multiple eyes on things.

But if I can't sell quickly, I could rent them and have multiple cash flow (because of the different income sources of the different tenants in the same unit) and wait for the market to recover and then sell the unit.Please let me know your comments and suggestions about this information.Thank you everyone!!

In more complex real estate deals there's usually a tiered waterfall structure with multiple IRR hurdles and corresponding splits between LP and GP, getting more favorable for the GP as the different hurdles are cleared. 

I also live here so I can do a renovation, check on the property multiple times a week, screen and meet the tenants in person.

Advice on filing an LLC, obtaining the mortgage, and the title of the house would be greatly appreciated.Also if there is any good references for this type of situation available, directing me to them would be really helpful.Thank you
