I have spoken to a RE attorney 10 miles away in "town" and he advised that I send a Termination Notice be first and the owners have to cure their May late payment within 30 days of the served notice (or move out).  

Heres the situation:The property currently has tenants, the owner has told the tenants that he is selling the property and they will have to move out.The tenants asked if they could stay till the end of May.The already have a place they are moving to, they just can't move in till June 1Very reasonable, the tenants seem like they will not cause any issuesI would like to hold 10 or 15k in escrow until the tenants move out, I just dont know how to word that on a Florida offer/ contract.Any help would be great!

I’d say I’m not quite ready to make any moves yet, but I think this is a place that will help get me there.

We are not pursuing a license on this property to do STR because we plan on moving within the year (hopefully within months!)

hey @Mark Chetcuti, so a quick search shows that there is some legislation moving around in the EU to increase transparency on STRs plus more restrictions.There are some articles on the Brussels Times site, but a paywall keeps me from reading it.

It also is helpful to have a California LLC in case you ever sell that property and move into another state so that you do not need to form a new LLC altogether with new operating agreement, just re-register in the new state as a new foreign LLC.

Their option was to hold onto it and pay the monthly payment or sell it at a loss and move on.

I don't want to move the property to an LLC right now since I am looking for a refinancing opportunity when interest rates go down.

Im considering selling a SFR with good tenants, but I know that I will be really inconveniencing them both with showings as well as with a possible  move out if the buyer is an end user.Anyone have experience with this and can guide me on how to get them on board?
