Once they got here the young wife suddenly became very "picky"; the kitchen wasn't modern enough, she didn't like the paint color, she didn't like the neighborhood (which was actually a quiet suburban subdivision) after being here all of 15 minutes.

I am proposing higher end finishes because I think this place will be home for my lady and I for at least 3-5 years minimum and we thoroughly enjoy modern and high end style homes.

If this is one of your first rentals I would also suggest you get copies of lease forms from them, they are cheap and have withstood the tests of time.You can't consider their age when renting, that is discrimination.You can't deny them because you don't think their relationship won't last.You can't deny them based on debt to income if you don't have listed rental criteria with specific guidelines of what debt to income ratio you will accept.If there is anything subjective in your rental criteria you are likely setting yourself up for a possible discrimination suit.Renting a property is more of a science than an art, make a listing of rental criteria, if they meet the criteria, rent it to them.

Hinsdale, IL, and there is also King Insurance  San Juan Capistrano, CA and Mobile Insurance The Woodlands, TX that I am aware of with reasonable reputations.Finally, modern manufactured homes of recent manufacturer actually perform better in high wind situations than most site built homes built in the last 20 years if they are properly installed.

The house is new but will need cap ex over time, especially a nice house like that....needs to stay modern to meet $3k per month renters expectations.
