I want to start working with the Profit First model, as @Julian Bankston says above. 

It was long enough a time period to get the business established and see if the model paid enough to cover a regular mortgage (it does).

This is outside my expertise but I'll chime in for two reasons.  

Where this model breaks down is when you do not live there and you have to trust others for your income. .C class is high touch and will be as long as you own it..

For me I don't think it would fit my business model from a time perspective.

Now I am commited to overcome inertia and begin investing following a business plan that outlines flipping to build some capital and then create some passive income.I will say I am impressed and inspired by the vast array of information and expertise available within this group and humbled by the evidence of what I don't know.

In fact, I believe there are problems that the urban growth model is solving, and as long as you're solving that, then there's going to be good return. 

That being said, I don't think a 2002 4Runner is a flashy car...maybe if it were a 2015 model...but "flashy" to me is more of a luxury brand, not really Toyota.

Is there a child safety lock available on any models?
