Activity level, your risk tolerance, timeline, etc..Personally, I'd educate myself on syndications and spread the $600k across 12 different assets in growing metros that are operated by an experienced team that have been in the business for multiple market cycles. 

Market cycle information, status of interest rates, GDP growth/decline in the most popular U.S markets, 10 year treasury, getting accurate assumptions for underwriting, best websites and software's to find off market 

I'm more of a seller than buyer at this stage of the MF cycle. 

I know my appreciation cycle/rent to value ratio analysis was at least worthy.

I plan on first house hacking my first property, but then eventually transitions into doing BRRRR so I can pull out my equity can start the cycle.

This also gives some insulation when the market cycles.

I've heard (from my landlord dad with 30 years in the business) that normal cycle for new paint is every 10 years. 

Its not exactly BRRR but on each cycle of this process the generated equity from the new property would be converted into equity in traditional rentals which create cash flow.
