Thanks @Lee Ripma.Actually my goal this year was to add 2 more properties to my small portfolio. starting out last year i bought 2 rentals, and i wanted to get a 5+ unit this year or 2 sfr. i was able to buy and rehab 1 sfr in sept ending and got it rented mid oct and now closing on number 4 (the 5 unit). would love to get a 3 rd this year but will see.

Typically mid double digits and several points.

Final paperwork should be done in mid Oct.

The tenants moved in, in mid July and for which they paid pro rated 1st, August and last.

I did exactly what you are suggesting in the late 90's - mid 2000's.

Thanks guys, my guess is that if I foreclosed, it would sell at auction in the high 70's and my payoff would be mid-70's by then, so the contractor will be mostly wiped.

You enter mid level, which is a room that has one of the old style conversation pits that you step down to on one side , you can go downstairs to the kitchen/family room area which has sliders to the back yard, or from the main level you can go upstairs to the bedrooms.
