The most visited city is probably Scottsdale, with a multitude of major yearly attractions all across town (Spring training, Phoenix open, Barrett Jackson, to name a few)Downtown Tempe is another good market, with a steady traveler pool because of Arizona State University (parents, students, relatives, visiting professors).

I'd also suggest making sure you have a majority of two bedrooms vs one bedroom units.

I realize I can get great online with the big guys, but no way I'm giving my operations account and the majority of my deposits to a bank that doesn't lend to me (and I've had way more luck with local banks than the big banks since most of my deals tend to have some hair on them)

It does seem as if the majority leans toward the 506(b) and has a better success rate with this format.

If they weren't aware or address major issues like leaks, hazards, etc. that's when I'd be worried about their ability to manage.In regards to being billed months late normally they won't charge you until their charged by contractor/landscaper, and just know their probably using joe blows landscaping who knows how to haul around a mower but probably not the most attentive to administrative/billing of their own business.
