@Josie Roman We mainly focus on SFR flips in all price ranges with a few multi unit deals once in awhile.

This potential tenant requests 2 parking lots and negotiating to tap into main water line for a fee.

You already have some experience and with additional effort, will quickly climb the REI ladder to its pinnacle.To be more successful, you simply have to work on the other elements to progress your REI pursuit.

However, it sounds like this will be a rental, so although these things come into play, they don't as much; specially if it's mainly an owner-occupant community, where the availability of other rental homes is already low.

The main expense would being the install which could be a couple hundred bucks and monthly ranges like 30-50 per month.
