Hi BP, Looking into selling a rental property in NY and 1031'ing it into a property in the Raleigh area (where I currently live). 

I found this thread after watching his Facebook Live about the new approval to accept non-accredited investments as well. 

I really do think "house hacking" - people buying their first home and living in one unit renting the other 1-3 is here to stay and will become a bigger and bigger trend in the next few years - should push up values medium/long-term in the niche

You will likely need to upgrade the water service to the building as well.

Backstory- My family and I live next to a widow who lost her husband almost four years ago, we reside in central WA.

I was considering further south in Western NC but I have heard there are some hot markets in VA.
