I worked hard and sacrificed a lot as a 26-year-old RN to finally own a property and was excited to implement the strategies that I have learned through the biggerpockets community.

Again it isn't enforced necessarily, but if there are issues at the home that will be one of the codes at their disposal to shut the property down.That's literally what 3 different realtors told me but I still don't believe in luck and good human behavior and want to protect my rear with legality being on my side :) 

My strategy since 2009 has been to go into markets early (even first) and ride the wave up.

I personally don't like this strategy as I am getting more calls from sellers who have been done wrong.

Diligent tenant screening, awareness of market conditions, and preparedness for potential vacancies are essential strategies for mitigating these risks.Curious to hear others' experiences or thoughts about making the most out of NNN investments!

What are some strategies and methods that have worked for you guys to find and connect to/build relationships with other investors as a beginner in real estate?

(first fourplex)I am currently in the process of figuring out the most effective way to fund the rehab.With interest rates so high, I'm terrified at what hard money lenders will quote me at... but maybe its the only way.Any other creative strategies out there other than hard money lenders?

I find this corporate rental flip strategy rewarding, leveraging rental income for substantial returns.

I’m really into value add real estate strategies, buy and hold, raw land, trailer parks, tiny homes, micro units, agriculture, sub-to, creative finance.
