I am wondering if any one owns or thinks its a good idea to own a company that holds the property for you instead of having it in your own name for liability reasons.

I consider "subject to" to be very predatory.A buyer is taking the only asset the seller has "the house"While still leaving the seller with all of the liability.

Hello I am looking to acquire a General Liability Insurance policy for my business and am looking for a referral.

Since LLCs can be structured any number of ways the creators chose, I need to know what items are most important to include to: 1. protect against personal liability 2. satisfy the capital investing partner 3. set expectations of all partners.I have created one LLC in the past for a product retail company with three partners.

NOW, I don't want to take on any previous liability, or be responsible for vacation pay, etc. so without exception, I will require the owner to release the manager, and we'll slot somebody in immediately. 

You may also want to look into workers comp and liability or make sure your contractors have both.  

Our cleaner for example works by himself as an independent contractor as well as a few people who are "handyman" and do turnover and make ready work for us.We make all of our contractors carry liability insurance.

If anything goes wrong or they are not 100% satisfied, they are coming after you for liability.  

The agent sent me one quote then I asked to send me another quote with higher liability, but she never sent it again.
