Was told for years to put in action and was afraid to do and still a sometimes but I keep taking steps in the right direction.

So chances of finding the right buyer, (DIY saving money type), with kitchen size/layout very similar yet flexible - willing to build/spec the cabinets around the size of the counters... is exceedingly slim.

We may do something like this in the future so that we don't have to deal with the chaos of getting a new one when these items wear out...usually right in the middle of a guest stay.  :-)Hope that helps.Mike

@Mike TashmanOK - a couple reactions - cash flow is extremely difficult right now without a creative strategy. 

Might not be right either since the property wont be income generating since the tenant had to move out to get the repair fixed.Worth it to “fix up” to make more sellable for higher ROI?

For the house to be vacant for almost a year, I think she must not be well or be under some kind of stress, so I feel like by coming in and offering the right kind of deal, I would be benefitting her and myself at the same time.How would you guys approach this situation?

What do you need right now to help move you forward as an investor?

I understand that the market is significantly inflated right now making it hard to find profitable deals.
