We are set for scale.

If all goes as planned on the numbers of MHP investing I plan to scale it up significantly so I want to measure twice, cut once on the software.   

If things go well, I'd like to own 4 units by the end of 2018, and continue to scale from there.With the above in mind, I'm analyzing as many deals as I can and would greatly appreciate feedback regarding the below property (whether you feel anything is missing, your thoughts on the returns/cash flow, etc).

I wouldn't depend on student rental there because it is largely dominated by a few blocks of housing on Eaton St. and Oakland Ave.

I believe this is largely because they don't have to cover a gazillion dollars of personal property that they are making me insure.Rates can also vary based on your credit and claims history. 

I have a similar strategy for stock trading, but it's extremely expensive and difficult to make a software for the scale that ill be using it for.

On an individual scale, when encountering an asymmetry you make the choice to absorb or outsource that risk.

This is a rather large deal to get into unless the experience is there..

The answer to your "fully occupied" question likely depends largely on the Owner-Occupier vs Investor market in that particular neighborhood (eg. desirability of school district).
