It trumps the landlord tenant codes.Many landlords believe they have no rights to prevent tenants from bringing in room mates and the codes in my jurisdiction do not give a landlord the right to evict a tenants guests but a No Trespass notice will circumvent the codes.

What if they have terrible landlord references or a criminal background that includes legally deniable crimes?

See if they want to sell the back land part too.

I was an accidental landlord once.

I'm in the military and the constant moves provide an opportunity to land property all over the US, and our plan right now is to try and buy a house everywhere we go and then rent it when we inevitably move.

The landlord business is not for everyone, and deep pockets are needed to stay afloat. 

Smalls are just that, small, landlords squabbling over funny contract terms.. the larger it gets the more attornies show up to put a redline in something and bill everyone for it.
