After inspections, we went to $90,000 with $5,000 in closing costs paid by sellers.My GC will fully renovate the home for $65,000 including moving utility room, putting in a hallway to reconfigure the bedrooms, adding a bathroom to bring it to a 3/2, and open up kitchen to make it an open concept kitchen/living area.Local portfolio lender is offering to finance 80% of the total project cost of $155,000 at 7.625% fixed on a 15 year amortization.

I would say rehab to rent is better at this time, rents are still pretty hot because so many people are priced out of purchasing right now.

For now everything is great, I just find another house in one of the best neighborhood in Richmond VA, Mechanicsville, a house 3 bed and 2 bath, easily you can rent it out for 1800, plus there are a guest house very separated from main house, fully equipped, 3 bed, 1 bath, 2 living room and kitchen , separated entrance for another street, and parking space for more than 2 cars.
