The free-market seems to work pretty well in rewarding and correcting those individuals which do and those which don’t take financially responsibility and preparation for their situation; moratoriums however take that from the free-market and allows govt. to temporarily dictate evictions.

I'm looking for single family or multifamily houses that offer 4-5 bedrooms which can each be individually rented out to students.I'm also curious about how locals feel about paying renting for a finished basement?

That way you can give the tenants time to tiddy up and you only send one individual to the unit to which the tenants could go out for a walk or drive, etc to avoid contact.
