I'm looking at a deal that includes tenants on Month to month, no paperwork, apparently. the rents are strong, but I'm concerned about inheriting.

We have three flips in various stages (including one listed) and are most likely listing for rent now given the storm.We are also focusing a lot of on contracting for investors and homeowners.

Should I include my finders fee in the "Offer Price" section on top or does this come into play later on? 

Most of the SFH for rent with decent looking yards around here the landlord pays for lawn maintenance (or lawn maintenance "included" with rent if that's how you want to look at it) for exactly this reason.  

Including since January of this year with NO income?

Pencil it out assuming 10% capex and 10% vacancy plus all of your normal expenses including taxes, insurance, general maintenance, utilities, water/sewer etc...On a tri if the income for the 2 covers all your expenses including mortgage and taxes and you can live in the 3rd then I would consider that to be a good deal.These deals exist in baltimore but you might have trouble finding something turnkey in a place you want to live so maybe check for something with some deferred maintenance that you can force some appreciation on.Good luck!
