It causes me a few extra trips a year to reset a breaker, but I have to believe it makes the tenants more prudent about overloading if they know they have to call me to get it reset.Other than resetting the breaker, I can see no other good reason a landlord would allow tenants access to the basement mechanicals.

The the other joker in that deck would be that if those duplexes are substantially identical and there is a sale to you at an obvious discount rate the IRS will be looking for a reason to find cost basis shifting.

Another reason I like apartment complexes any vacancy does not usually hurt you like it would in a residential multifamily place would.Some Private Lenders will also lend to you including any repairs but I understand the importance of using a Bank to get a "house hacking" loan and its low down payment..

The reason why we are on maximum yields is because the young generations need to save up to 40k to buy a property of 120.000 Euro.Real Estate is cyclic, there will be times where the yield of a house will be 4% others that will be 10%.
