$250K Reno cost seems very high unless it is a big house over 3000 sq ft. 

We both attended University of Central Florida and lived in a house that my parents bought for my sister and I while we got through college, and the idea of student rentals intrigued us.

The insurance should be contracted between the owner and the insurance company, not between the house and the company.
