Especially considering the current eviction environment. 

From cash flow alone, you are getting between 3-6% on your properties, which in this environment is much better than you'll get if you park the cash in a savings account.

So being around agents that are pursuing or accomplished my goals would be the environment I would enjoy being around.

Given the current environment it is more difficult to find a deal.

Follow up with people, talk to them about what you're doing and what they want, and ask if they'd be interested in partnering up with you.Starting with friends and family is good, but I believe one should go where the fish are biting.

The brutal truth of it is a landlord has to be situated to perform in a perpetual moratorium environment.

First tip: if you’re wholesaling and you need to produce a POF, then you are fishing in the wrong pond.  

It's only beautiful because it is one of the few I’ve seen and there is plenty of fish in the sea ha-ha.
