Equity Partners - Where do I start?

Hi all! I am new to this. I am looking to start investing in a borough right on the border of Pittsburgh, PA. I am looking for equity partners/private money investors. Where do I begin? I would like to have some potential partners lined up before identifying a property. The market that I am looking to invest in is a lot of vacant buildings and off-market deals. Looking for advice on how to build relationships with equity partners. Essentially, I am willing to do all of the work and take less of the income in order to get my start in real estate investing.

-An example of what one of your investments would look like

-What their returns look like (financial projections)

-Brief intro of your team (include their experience) - agent, attorney, title company, contractor, pm

Thank you, Dan! That is great advice. I will definitely do that. Appreciate it!
