Hello All,Wanting to start buying Properties out of state and turning them into Section 8 rentals.  

I had to fire two electricians on this project.

Project Timeline: Specify the start and completion dates, including any deadlines for specific milestones.

I'm ready to get started, but not I'm sure about next steps.

The "holding-operating" strategy makes sense for someone starting in real estate investing.

If you can house hack, that's an awesome way to start with some of the lowest risk in my opinion. 

Hire someone professionally locally to work for you and oversee manage the project (a construction manager).Some examples I can provide having worked in the construction industry is - soda bottles filled with urine in the walls, food thrown in the walls, throwing coffee down duct risers, sheetrocked over outlets providing fire hazard...
