($200 cash flow once I'm out)I feel like i'm over paying a little for the property but it's getting a fully renovated apartment + new roof down to the studs, and an unfinished potential 3rd bedroom in the basement of my unit that can be finished over time to eventually get more rent.Taking the emotion out of it, do you think this deal is good enough to go through with the contract given the circumstances?

And the majority of our country seems to support this kind of behavior.I'm not insensitive to the fact people are laid off, some are sick, some have relatives that are sick, some just finished a bout of chemo and didn't get the chance to catch their breath before this thing hit, some just lost a husband, some just lost a limb to diabetes and can't get back to work, some just ran away from an abusive or drug-addicted spouse, etc.

An effective way to understand that I've found is to set yourself a firm budget and put it into the search criteria on Redfin, start hearting or x ing out everything that looks like it would be a nice place to live, once you finish you can zoom out on the map and see where you have clusters of faded out bad houses and clusters of hearts, most cities I've done this with end up giving you a pretty good pattern.
