The RRBL's usually have about an 18 month turn around, so if I filtered for length of residence, I'd lose them.As for how to handle the mailing aspect...that's a loaded question....do you want to be an Investor or a mail house?

I've had some promising calls but I don't think I filtered my list enough. 

I'm a bit suspect of the Listsource pre-foreclosure filter.  

An absentee owner isn't going to spot that hanger, so what would your filters be for finding a motivated seller who actually lives in the house?

Maybe you could have (can) contribute to the conversation...but, maybe not.Just don't blast an entire post (9 page) post based on the USA Today method of filtering.

If he doesnt need equity filters then he can get the data from most escrow companies for free...

Just curious, but are you still using Michael's recommended filters for Listsource (i.e. - SFR, 3-4 beds, 7 years ago last sale date, 30%-100% equity, No corp, No trust, & running your list thru the NCOA)?

But there are some decent suggestions there for filtering/sorting.
