Given the amount of room sublets I see on Facebook Marketplace etc. in those areas, being able to rent to your resident colleagues would be fantastic to help you get cash in the door as soon as possible.

As @Lindel Smith said in his fantastic and thorough description above, a higher deductible will save you tons of money.

The issue Brian is putting forth is that if there is significant intrinsic value in a deal and it can be harvested by an expert operator, then mining this intrinsic value can make an apparently slim deal into a fantastic deal.
