There is nothing saying you have to back out of the deal because of what the appraisal comes back at but I would personally rather be armed with that information now rather than later.

You can change this by putting more money down, reducing the monthly payment by getting a longer term loan, or switching the type of loan (fixed/ARM/interest only).

The lender advised me to find another property (specially SFH) or find another lender who can give your portfolio loan which they mean was ARM 5/1.
