She said we need to have everything agreed to and entered in the final order with the court to prevent trial, even though we've agreed on every point except this one.Specifics:* Finalizing divorce.* Washington state.* Wife and I both on title.* Only wife on mortgage.* Equity in the home.* Wife will continue to live in home.* Wife responsible for maintenance and repairs.* Wife cannot refinance and pull out my half of equity because she is self-employed and W-2's minimal income.Obviously, the cleanest and safest route (for my half of the equity) is to force sell of the home.

Also, where I am at least, you frequently have to pay transfer tax on the value of the property being transferred, depending on the circumstances.

That's all wholesaling is as it's taught in these programs, it's brokering real estate except instead of being up front & telling the distressed seller that you'll sell their property for X amount & take X amount as your commission / fee you are taught to lie to the seller & pretend you are going to buy the property while you secretly attempt to "assign" your contract.It doesn't work.

@Ryan DaleOh most definitely that’s very similar to me except I have not worked as long as you in other careers so I am not yet financially able to start any investing YET, but I do plan on learning the industry inside and out to the very best of my ability so that in the future when my financial standing will allow it I can invest with as much comfort as money can allow within reason.
