I do however, have excellent credit and some liquid capital that I'm looking to invest into the right property.The creative financing and deal finding strategies is what I find most intriguing about bigger pockets.

For example, putting 80k into a property (we'll say the house is purchased at $375k and the rest of the money is used for fees and updates) that can net $1,000 a month seems like an excellent return even if you aren't meeting the one percent rule and getting $3,750/mo in rent.

Currently we have two highly qualified applicants -excellent credit, job security, income, etc. 

Excellent cash flow in Kansas City.  

I used to live in excel sheets in RE for a living.

I am NOT a US citizen but have excellent Canadian Credit and can get GC if it helps.
