That's a pretty good estimate, but interest rate risk is directly correlated to the amount of time that passes, so if you are expecting to refi in month 12 or 13 of your deal, the market doesn't have that much time to change, unless something severe happens.A market shift can usually traced back to a series of events rather than one isolated occurrence.
