My wife and I bought our first home in Simi Valley, California last year, and we are looking to get that paid off in the next 5 years then start investing in other properties.

We are now looking at the third place and ideally we can be joint tenants on everything for ease of transfer upon death of either spouse. 

In many markets, I think we are are the top of the market and it gets riskier assuming that prices will simply keep going up to cover all those fancy things you want to put into a house you will never live in.

It was only half rented when we bought it, and we are now at only 2 vacancies - including one last unit that needs to be gutted - so money is starting to come in, it's just been an ordeal and a half.

Our goal would be to make sure the house that we are not currently staying in would be used as an air bnb. 

Considering the rental income, my D/I ratio is currently at 25%2) My wife owns 2 rentals and we are planning to get 2 more for her (she alone will be on the mortgage and the title).

-There is additional wear/tear on your building as well as risk from allowing pets ( no pit bulls) and you should get compensated for it.

., then I get to talk to them when I sent a cancellation letter, they answered and said we are not obligated nor the buyer to tell you anything or when we want to work on the title or what we will do in the propertyIf you were in my shoes what do you think of this guy and his people, plus the property listed with a whole different brokerage does not even have a website or address who is the bad guy then ?!!!

The property is zoned commercial and we are trying to determine the best way to finance the property after we close on the deal. 

We are starting to discuss moving out there and taking over the property management ourselves.
