Given I am out of state and I have never encountered this type of issue in the past, my first reaction is to 1) reach out to the property management company to see whether this is part of their scope and 2) start looking for attorney to get legal advice. 

I am encountering a lot of deals that where the above business model (of increase the rents with low cost upgrades in good areas) is very repeatable.I just closed on the purchase of a 347 unit apartment portfolio and another 42-unit apartment building.

My recommendation is to continue educating outside of a book and network and find others who are doing it and see what pitfalls they have encountered. 

@Candi Perrotta There are numerous threads here on BP about Morris Invest and Ocean Pointe scamming investors in similar way as you have experienced - mostly in Indianapolis. 

Will be interesting to hear what others have to say about this and if they've ever encountered it with the parks they work with. 

KICK OUT THE REALTOR - no offense to realtors but it seems like you are getting scammed by a realtor and there is no need for a realtor in this situation.You need a title company to handle the transaction and create the paperwork.

It’s typically a scam.

You hear so many stories about athletes who trusted someone but those people scammed them out of their money...I would love to expand but not sure how if I am already struggling with only 5 properties...

I've seen turnkey scams before where the buyer got completely screwed over.
