Given I am out of state and I have never encountered this type of issue in the past, my first reaction is to 1) reach out to the property management company to see whether this is part of their scope and 2) start looking for attorney to get legal advice.

KICK OUT THE REALTOR - no offense to realtors but it seems like you are getting scammed by a realtor and there is no need for a realtor in this situation.You need a title company to handle the transaction and create the paperwork.
