Hi All, I recently learned an important lesson: Don't forget to require recently utility statements before closing on a property.

Several friends recommended BiggerPockets and I have been receiving emails for several months and so here we are!

I make sure to send an email with access info to the property one week out. 

Multiple times, the CPA can produce a short 1-page Income Statement or Balance Sheet, but in reality, if you want details, it's more than a page long. 

Utilizing some of the technological resources out there (shared calendars, project status updates, clear email chains) to keep all team members on the same page for this project has been key.

Now the balance amount is huge .... he said he'll pay some amount this month and will get a document signed by notary to pay the remaining balance in a month. n we agreed to it too .. now he is not answering our phone calls...no reply to text / emails... what should we do now?

Get actual numbers from financial statements etc.

Her boyfriend then sent me an email stating that they felt I had asked for pet rent in retaliation against his girlfriend for having a disability.
