I am thinking I can just not have the equity backed by an official note (the people who would be investing with me are a close friend and my family so they trust me) and that would be okay, but I am not sure how un-documenting this large sum of cash would mess with FINRA’s regulations...

I do have one thing that my "cautious mind" keeps wanting to clear out.I'm looking for a contract I can use that's legal that will allow me to send to agents, or a FSBO that keeps me safe in a wholesale deal and allows me to transfer it to someone else.

Those doors and trim that look good enough to keep when you first walk through a property in bad shape will look pretty rough once everything else around them is new and/or freshly painted.

If you are only going to be stationed there for 2-3 years, why not rent a place that is close to work and that you will enjoy living in (within your BAH), and then invest somewhere else where you can have positive cash flow.
