Looking for a proper and/or assign contract

Hey Everyone,
I'm fairly new to investing to Real Estate and I'm so excited to get moving and start making some deals! I do have one thing that my "cautious mind" keeps wanting to clear out.
I'm looking for a contract I can use that's legal that will allow me to send to agents, or a FSBO that keeps me safe in a wholesale deal and allows me to transfer it to someone else. You have no idea how many times I've been told, "just add and/or assigns" but have never actually seen what that looks like on paper.
It's like telling someone who wants a faster car to just throw a turbo on it and call it good (and for all the car guys out there, that is the correct way to install a turbo)
If I could get some examples of what you guys use I would greatly appreciate it!
