I'd love it if you could educate me or provide me with some helpful advice.

I teach Continuing Professional Education (CPE) classes to CPAs to help them understand how to leverage the incredible tax benefits available to their clients who own commercial and residential rental properties.

I've spent the last few months educating myself on REI and finally feel ready to start to take some action.Full time, I work in technology consulting and website creation. 

Spent the last 6 years in the education field, but now I am in the process of changing careers into real estate investing.I am currently looking for a Real Estate Agent in the San Antonio/Seguin area.

@Anthony Arriola the best thing you can do is to educate yourself. 

So, was I'm hoping you have advice for someone just getting into Real Estate and what recommendations you have for education?

I’ve gotten lucky up to this point and I understand I need to educate myself.

This is why it's important for you to educate them on their requirements and let them know they can't use a maintenance issue as an excuse for not paying rent.You should seriously consider non-renewal when their lease is up. 

Over the last few months I have been educating myself reading, watching the videos here on BP, looking at as much information as possible but I still need some help with fitting all of the pieces together.
