Hey I am really getting stuck in the analysis paralysis,  I am in between investing in turnkey property in indy or kansas city, or starting out in land investing and diving in their.Looking for a little guidance my worry about investing in indy or Kansas city is that their are so many investors their I could see the value going down if rental areas start to get neglected.Is land investing still viable right now seems as the supply has dried up and it is becoming overrun with seller financing investors already.

It’s only spent on things you didn’t count on such as the AC failed after you started renovations or you found dry rot or termites after you opened walls.I hope I didn’t go way beyond you’re initial ask or offend you by assuming you’re totally new to this, but I hate to see people over develop a property accidentally because they didn’t properly evaluate their numbers.

You could certainly consider the opportunity costs of money in a reserve (as I did) from an economic point of view, but from an accounting view I don't think in the figures we are talking about, generally less than a hundred grand (may less than 10k) the cost and brain damage involved in splitting hairs for analysis and accounting are out weighed by the practicle value of doing so.In your portfolio (or bank accounts, whatever) you should look at the maturity distribution of you accounts or investments so that they come due or to maturity (available to you) in 30, 60, 90 and 120 days.
