Bonus question: In general, when a home is damaged by tenant negligence or a simple accident (ie towel bar is accidentally ripped out leaving a hole in dry wall) , who is ultimately responsible for paying to fix that repair?

He got the house for asking price of $540k.The seller had received 20 offers and never bothered to talk to anyone else.. they were too impressed with the big EMD.So they accepted his $540k offer and later gave up another $20k because of termite damage!!
