I think most people and my coworkers want to buy the "American dream" and it quickly becomes a nightmare once these kinds of issues start to pop up.        

Oh if I had a dollar for all of the nightmare scenarios I dreamed up!!!

So, as I embark in my real estate investing dream, I'm starting to analyze every where I spend money.

Owner-occupants will pay way more for their dream home in the A class area in their city than they would for a C class rental property, and this over-inflation in nicer mostly owner-occupied areas causes these areas to be way too expensive.As far as screening, this is where property management pays for itself and FAR MORE. 

I have no experience in Real Estate but I have been reading/sleeping/dreaming real estate. 

Am not putting this off anymore and have dreamed of my first project for 15 years.

I want this to be my dream home.

I did do telemarketing though when I was in the timber business. and we made millions at that.but its a niche.. what is see in the SFR space is you have thousands of would be folks with limited capital all trying to do the exact same thing.. so me thinks you need to separate your self from the pack..and or figure out what you want to do for a career.. wholesaling as a career except for a very limited few is a short term run..the guys that make the big dough at it are the guru's who sell the how to wholesale DREAMS   

I have reliable transportation, a college degree, a computer, and a drive to achieve my dreams.

@Mike Savage I love the dream but I think in order to create a business around what you want to do here will be super hard.
