If you want them to send you business and think of you in the future, a fun item is a one year card in the mail thanking them for there business.

From experience I think an good inspector can find things that your contractors won't and then It will give you a list of items to fix in the properties that might be hidden. 

Ryan Dossey Good Morning Ryan,  Here’s a couple of items that you'll need in order to do conventional or Gov financing.- 1040's for the past 2 years - W2's for the past 3 years if you haven't done your 2014 taxes.

First question: Even if all the big ticket items such as roofing, plumbing, electrical, etc... has been kept up, what are your opinions about building older buildings?

There are many reasons, but the biggest is that their income statements are loaded with non-cash expense items, depreciation usually the largest.
