Most of us know what we don't want, very few know what we DO want.I think you need to select a specific niche to start, concentrate and learn as much as possible, and then begin to develop an investment plan.For instance, I have chosen Multifamily apartments (niche).

My Brother In Law and I are running through the preliminary numbers, questions, and research to develop a plan for purchasing and renting out investment properties.

I can hit the phones pretty hard and know how to develop my value add script.

I've heard a lot of horror stories, and these units can be hard to sell.If you must buy a condo, I think it's much better to buy in a larger development where there's an experienced manager or management company running the show.

The cash flow will not be as good as a unit needing more renovation in more marginal areas- but starting your BRRR career as a house hacker would give you more of a taste of if you like the real estate development process.  

But I have heard increasing requests for dashboard-like products that are essentially not connected to any listing but still allow people to keep track of all the properties they look at.If I get back into new product development later this year, I may take a stab.

My vision is to own a company that invests in large apartment complexes (150+ units), property development, and in house property management.

That may be a viable option if the deal makes sense.We can get an unsecured line but thats because we have a relationship with our portfolio lenders.It pays to develop those relationships.Good luck in the future
