Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

A few red flags include contractors who take forever to respond (I don't mean hours, I'm talking a week or two to get a yes or no), contractors who are priced significantly lower then all your other bids (these contractors can sometimes run off with your deposit money), and those with only 5 star reviews.

You do not even need to put a deposit down (I never do... well I do but its like 5 dollars or so) because I am 100% honest and transparent.

For Tennant's like you mentioned I would give them access to deposit only cards set up accounts in a convenient local bank and push it into quickbooks online.
