This way it will be a good debtOrYou can leverage 401k , buy a property and take equity out of it, pay back your 401, take REI benefits ( cash flow, appreciation and tax benefits) The only advantage borrowing from 401k is the ease of getting money.What I suggest is to start with a longer term goals ( what you want when you retire) and work backwards to define your strategy.

The question is coming as I am planning to set up a Corp and planning to start branding my product, which in this case happens to be a fully rehabbed house.Some google searches are defining Developers as the one who defines a big area or land into lots , runs the utilities and sewer system.

This is not the case if it "sits" in the property.While you obviously want to have a decent equity-cushion (@David Faulkner's point #1) the only way that I can think of to protect any equity that exceeds this "cushion" (in my opinion the percentage is to be defined by each investor individually based on their situation) is to pull it out and invest in something that creates value.This can be another (cash flowing) property.
