So I will have to go about calling property managers and real estate agents to get a better idea.Now, everytime I watch a video, listen to podcast, read an article, look at instagram, etc. different cities attract my attention, and I can't seem to decide where to focus on.

I invest there from California and will be closing on doors #13 and #14 next month (duplex).The city is going through a major revitalization effort and lots of investment.

I want to start building relationships with the agents and visit some of them to pick their brains, figuratively, of course. 

Not to do repair work and not as my agent.

I imagine this would take close to a year if all went well, and eat up a lot of funds.

I agree, properties near the water appreciate well as more people like to be close to the beach.

You dont need housekeepers or a 24/7 front desk staff, just a leasing agent and good maintenance staff.

I have been unable to rent it for about 5 months now and I am not seeing the price point I was desiring when I closed on it (around $1700-1800).
