I sold one AS IS, but believe I left some $$ on the table...Hi Rolanda,We like to price our B class properties at or below appraised value.This is not the case with any other operators.Most have in built margins for at least 2-3 partners that need to get paid.Thanks and have a great day.

In this range the rental returns are easily 10-12% all cash, and you have a great working class tenant profile.I personally have one rental that is worth over $250k and while the tenants have been awesome, the turnover has been high.So at the end of the day, just try and pick a goal first, and then choose a strategy from there.

All good points @Stephen Barton .Don't forget in addition to paying for the Broker class [about $400] one will need to join MIBOR & the National Board of Realtors - not to mention E&O insurance and centralized showing fees.
