There are unfortunate circumstances where the landlord-tenant relationship is looked at as more of a hierarchy than a person-to-person relationship.As you treat your tenant as a human and explain the reason for the rent increase and the need for a new lease, then they may be more receptive of it.

Putting down 35% and paying maybe 15 to 20 basis points more on rate having a national NNN lender that is known to perform with no question can be more beneficial than going with an unknown lender promising the world where a failed exchange could cost 1 million in penalties.Anyone buying NNN should analyze their own situation and create a plan of action based on their own individual circumstances.

However, it only makes sense in very specific circumstances: when the owner has a flexible schedule (flexibility/ability to go to the property, answer phone calls, and more, all at the drop of the hat), plus has the right personality, experience, AND desire to deal with landlord tasks (scheduling & conducting showings, knowledge to avoid Fair Housing issues, telling a tenant "no" when necessary, going through the eviction process, etc).

Obviously this number changes based on each person's life circumstances, whether they have other commitments to attend to, Etc.For most people property management is a luxury, not a necessity.
