I also recommend really looking for another way to add another income stream to the property (rent advertising sign space on the backs of the SS buildings, adding billboard signage facing toward the nearest highway, subleasing part of the storage unit rental office to another small business, adding a cell tower, adding metal railway containers as SS units, adding truck/trailier rentals, moving supplies retail, Amazon locker location).

I should mention here that I live in the 3 flat where she also lives, so most of the rules about RLTO don't apply to me (only buildings of 6 units or larger apply)From the RLTO (a) Dwelling units in owner-occupied buildings containing six units or less; provided, however, that the provisions of Section 5-12-160 shall apply to every rented dwelling unit in such buildings within the City of Chicago5-12-160 says no lockouts, threats of lockouts, seizures of property, etc.

Here's a thought for you, research the area you are looking to invest in based on your risk assessment and then study the numbers in that region.All of these "rules of thumbs" are not always reliable and sometimes can get you into trouble...in a hurry.Start with Knowledge of the USA Real Estate Landscape, Laws, Regulations, Processes, etc.Do your Market Research based on your own Feasibility Study to determine what your Region sweet-spots should contain and not containBuild a Local Team to advise you as to specific matrices (Vac Rates, Mgmt Rates, CAP Rates, Mtx/CapEx Reserves, General Expenses per SqFt, OER baseline, etc.) to use.
