When we need to do an upgrade because of an emergency (like last week when we discovered a leaking hot water heater had caused extensive floor damage) we compensate the tenant for not being able to fully use their unit, either by a rent refund for the lost days or by putting them up in a hotel room.You are talking about extensive upgrades to the kitchen.

You can cause some problems, but there's really little you can do to stop them.

It has caused me lost hours on the hunt for that page (I now call it El Dorado).

It sucks cause there isn't really much you can do to prevent it (that I can think of).

But to market on the idea of saying no commission costs cause no realtor involved and no closing costs ..lol ...

@Paul Janerico When Brandon uses the term "forced appreciation" he is talking about a forced increase in value of the property caused by your (the investor) buying at a discount (20% less than the value) and/or adding value to the property through improvements.

Consider paying for title insurance yourself and if she still balks at it, stay away from the deal cause it's no deal!

I always file the claim just cause it's pretty cheap and at the very least it will create a record that will be questioned by any other potential landlord.
