When we need to do an upgrade because of an emergency (like last week when we discovered a leaking hot water heater had caused extensive floor damage) we compensate the tenant for not being able to fully use their unit, either by a rent refund for the lost days or by putting them up in a hotel room.You are talking about extensive upgrades to the kitchen.

@Paul Janerico When Brandon uses the term "forced appreciation" he is talking about a forced increase in value of the property caused by your (the investor) buying at a discount (20% less than the value) and/or adding value to the property through improvements.

I always file the claim just cause it's pretty cheap and at the very least it will create a record that will be questioned by any other potential landlord.
