I'm finding that the loan amounts at 75% LTV are too low.   

I currently have a part-time job which allows me to start saving up for it and I have been able to save up a meaningful amount since I started working a year ago which I put in the stock market for now. 

To me I mostly look at 3 things to determine the quality of the investment 1) the return on investment 2) the amount of time the investment will require. 

This seems really high to meXCan this amount increase after closing?

We do not pay LLC tax in PA, only state income tax on the amount we withdraw from the LLC yearly.Is there any way to keep the LLC in PA, although we are moving out of state?

I've tried finding myself but unable to search those specific amounts without getting a ton of other unrelated posts.

Should I let the bank know that is where I plan on obtaining funds for my down payment or should I go ahead and pull out the amount and put in my bank account before applying for financing ?

3) Is there a usual or standard amount/percentage for the Option Fee, rent credits, and any other fees/charges?

@Michael Kistner Thanks Michael, I have heard certain banks are cashing out for lesser loan amounts so this seems pretty critical to making it work.

Should have been fraud instead of bankruptcy.Don't pay hugh amounts up front with out knowing the company's bottom line.I am doing about $20 k work on my house (siding and new doors and rain gutters) with another contractor and he wanted a handshake upfront.
